In his first 5 years of business, Scott’s production continued to grow exponentially and expanding his facilities became inevitable. We began conversations regarding the future of his retail space approximately twelve months prior to his lease expiration date. We decided collectively that it was time to expand his facilities by concentrating on looking at larger production rooms while keeping his monthly rent inline with his current rent. We successfully relocated Scott out of a traditional retail strip mall that notoriously charge higher base rent and NNN fees into a much larger industrial flex warehouse space. Scott’s facilities have now doubled in size while checking all the boxes he required for a new location, corporate approvals and total economics of the transactions.
